Whole-property cleanouts, one room or the entire place
Whole-home, rental, foreclosure and other full-property cleanouts. One room or the entire place.
You just took the keys to a house that's still full. Maybe it's a rental the last tenant walked away from, a foreclosure you bought, or a place where the stuff took over years ago. Nothing else can happen until it's empty. ME3 Junk Solutions walks it, prices it and clears it.
This is for landlords, investors, agents, asset managers and owners who hold the keys, and for families who'd rather not be in the house while it's cleared.
What this covers
- Whole-home and multi-area cleanouts
- Rental and turnover cleanouts
- Foreclosure and bank-owned property cleanouts
- Hoarder-condition cleanouts, handled quietly
- Property clearing ahead of a sale, a rehab or a new tenant
Every big job starts with a walkthrough
A whole house is too much to price from a few photos. Large and complicated jobs get walked first. The crew looks at every room, the attic access, the garage and the yard, and asks what stays. Then you get one firm price before anything is loaded.
That number doesn't move unless the scope does. If you find another shed full of stuff halfway through and want it gone too, that's a new conversation, not a surprise on the bill. How the number is built is on the pricing page.
Why the city can't do this one
A full house is more than any curbside program is built for. Bryan caps brush and bulky pickup at 22 cubic yards per home per week, and anything over that costs extra or has to be hauled to Twin Oaks yourself. College Station sends businesses, apartments and properties outside city limits to private haulers.
So a whole-property clear means a hauler, and the question is just which one shows up, communicates and does the work right.
Rentals, turnovers and foreclosures
On a turnover, the clock is the cost. Every week a unit sits full is a week it can't rent. The crew clears furniture, bagged trash, leftover appliances and whatever's in the yard, and sweeps when it's done. Before-and-after photos are available for the owner or the file.
Foreclosures and bank-owned homes are often a heavier lift: a full house of belongings, food left in the fridge, a garage nobody's opened. It's the same process, just bigger. The rental turnover cleanout guide covers what to do before the crew arrives.
If you manage units or flip houses regularly, see property managers and realtors and investors for how repeat work can be set up.
Hoarder-condition homes, handled quietly
Some houses come with a story nobody wants told. A hoarder-condition cleanout is handled under ME3 Specialty, quoted on scope after a walkthrough, and done without fuss. No one on the crew is there to judge. The work is the same as any other job: show up, communicate clearly, do the work right and take care of people.
A home in that condition often needs more sorting and more care with what's found. The crew works through it steadily and sets aside anything that looks like it matters, like papers, photos or cash, for the owner or family.
If the person who lived there is still involved, the pace can be slower and the keep pile bigger. Say so at the start, and the plan will reflect it.
Clearing ahead of a sale or a rehab
On a property that's about to be listed or rebuilt, the cleanout is the first domino. Agents need it empty for photos. Rehab crews need it clear before they can start. Tell us what comes next, and the cleanout can be scoped around it: the house first and the shed later, or the whole thing at once.
If the rehab has already started and there's torn-out drywall or flooring in the mix, that's construction debris removal, and heavy material like tile or brick is quoted separately by weight. Concrete isn't something we haul yet.
When the trailer is full and the rooms are bare, you walk it with the crew. Anything you're not happy with gets fixed before they leave.
What happens to the contents
A full house usually has some furniture worth keeping in use. If you want pieces to go to a charity or a buyer, set them aside before the crew starts. Everything loaded goes to Twin Oaks Landfill, and scrap metal goes to Bryan Iron & Metal. The floors are swept on the way out.

- Yes. A W-9 and Certificate of Insurance are available for vendor setup, and before-and-after documentation is available when requested.
